A mortgage fund is a pooled investment, where investors capital is invested into the local real estate market in the form of private mortgages. This model allows investors to enjoy the returns of the secondary mortgage market, without having to risk or maintenance of direct private credit.

For those investors who are familiar with mortgage funds, there are a few key ways which our Fund is different:
- Our overall fund exposure is under 50% LTV (of the property value)
- Only lend to AAA borrowers on prime tourism related real estate
- Only offer first mortgages
- Do not lend to clients in distress situations
- Only lend on highly marketable properties in the most popular areas of Turks and Caicos
- Give preference to income producing properties
- Primarily lend in Providenciales, or waterfront properties on North Caicos
- We only lend to corporate borrowers (with personal guarantees) to mitigate potential losses
- Returns to date this year have been over 7%

What are the Criteria for Investing
As with any banking or investing offshore, there is a KYC process for us to get to know who you are, and the source of your wealth. Outside of that, the process is fairly simple and straight forward. We have a minimum investment requirement of 100k.
